Executive Team
Heather Fernstrom Border is a versatile, performance-driven entrepreneur, philanthropist, co-founder and speaker leading the way in the real asset private equity space through her deep Limited Partner and Consultant networks. Her diverse experience helps create new investment products, best-in-class marketing materials and elevated corporate governance, along with defining capital formation goals and objectives for investment managers looking to differentiate themselves amongst their peers.
Prior to Alliance, Heather was Managing Director for National Real Estate Advisors and held positions with Hunt Investment Management and The Townsend Group. At those firms, she was responsible for assisting institutional clients in developing investment objectives, strategic planning, underwriting investments and capital raising. Heather’s professional experience also includes twenty years within the private and public real estate sector, where she developed, implemented and led Investor Relations platforms. Heather speaks on various industry panels, including PREA, IREI, PERE, RELPI and Markets Group, among others.

Jennifer Stevens is an executive-level professional with real asset expertise and extensive knowledge of the General Partner & Limited Partner Universe.
Her professional experience includes sixteen years of institutional portfolio management and consulting, strategic and investment planning, real asset investment underwriting, and a specialization in areas including Environmental, Social and Governance (ESG) and industry best practice.
Jennifer held several positions within The Townsend Group, advising clients with cumulative total plan assets of over $300 billion and approximately $20 billion in Real Estate allocations. She was a voting member of Townsend’s Advisory Investment Committee, responsible for reviewing and approving due diligence reports and strategy for all advisory clients of the firm. Her clients included Kaiser Permanente, Los Angeles Fire & Police, Orange County, Los Angeles County, Los Angeles City, San Diego City, Sacramento County and Queensland Superannuation Plan.

Leah Dillon is a senior-level investment professional with extensive real asset knowledge of the institutional landscape.
Prior to joining Alliance, Leah was a member of the Client and Partner Group at KKR, covering institutional clients and consultants in North America with an exclusive focus on the KKR Real Estate platform. Prior to joining KKR, she was a senior vice president for Prologis Inc, covering European and Canadian clients for their strategic capital business. Ms. Dillon brings over two decades of experience working in various roles within real estate investment banking, asset management and capital raising at Sabretooth Capital Management, Macquarie Group Limited, Citigroup Property Investors and AEW Capital Management.
Leah is a current member of WX and CHIEF. She is a former Board Member of Friends of Larchmont Parks and was a co-host and mentor of IREI Springboard. She holds a B.S. in Business Administration from Babson College. She holds FINRA Series 7 and 63 licenses.
Leah lives in Mamaroneck, NY, with her two boys, Jack and Sam and their cat, Mono. In her spare time, she enjoys paddle boarding on the Long Island Sound, listening to live music, spending time with friends and family and learning new things (currently pickleball and tennis).

Baylor Daggmill has 20 years of experience in the institutional investment industry with a focus on real estate investment underwriting, portfolio management, investor communications and the development of ESG programs.
Prior to Alliance, Baylor was at Deutsche Finance America, where she led the firm's ESG efforts, including data collection, goal setting, GRESB reporting, Green Building Certifications and the development of a Net Zero Carbon Roadmap. Baylor spent nearly 12 years on the Real Estate team at Partners Group. As a voting member of the Real Estate IC, she evaluated value-added and opportunistic funds across all major property types in the U.S., Europe and Asia Pacific. Prior to that, Baylor worked at the Carlyle Group on their U.S. Real Estate team and at Cambridge Associates.

Rob Mills is a senior-level investment research professional with expertise in real assets.
He has worked in the investment industry for over 20 years, including the last 11 years in investment research at institutional investment consulting firms.
Prior to teaming with Alliance Global Advisors, Rob was a Senior Research Analyst at AndCo Consulting, where he led the expansion of the firm’s real estate capabilities. He was responsible for underwriting real estate funds across the risk/return spectrum as well as advising consultants on fund selection and portfolio construction for client real estate portfolios representing $6 billion of assets under advisement.
Rob received a Bachelor of Science in Finance from Oakland University in Rochester Hills, Michigan. He has also earned the Chartered Alternative Investment Analyst designation.
Rob lives in Orlando, Florida. He enjoys playing golf, watching sports, trying new restaurants and traveling.

Jason Puchmeyer is a senior-level investment professional with a thorough understanding of the institutional landscape, experience in investment consulting to institutional Clients and real estate development knowledge.
Jason spent 11 years at The Townsend Group, advising a number of the firm’s institutional Clients, including public pension funds and foundations. Jason’s primary responsibilities included strategic planning, portfolio construction, managing client relations, quarterly reporting and underwriting of real estate funds.
Before teaming with Alliance Global Advisors, Jason spent the last five years in the real estate development arena for Cedarwood Development as the Vice President, Financial Planning and Analysis. During this time, he worked directly with the firm’s executives. He was responsible for overseeing the firm’s in-progress and future developments and providing advisement on strategy and major financial planning decisions.
Jason received a Bachelor of Business Administration from Ohio University and a Master of Business Administration with a specialty in Finance from Cleveland State University.
Jason lives in Cleveland, Ohio, with his wife Callista and five daughters, Bella, Lucy, Cece, Frankie and Vinnie. He enjoys watching his children compete in sports and spending time with friends and family.

Stacy Schiffman has extensive experience in executive search and an earlier career history working directly in capital markets and investment management roles.
Prior to joining Alliance Global Advisors, Stacy was a Managing Director at Jensen Partners where she managed searches for real estate and private equity Clients. Stacy directed marketing recruiting at PIMCO and founded Highline Staffing, focusing on global recruitment for alternative asset management firms. Stacy is a business builder with deep connections in the alternative investment industry. Her career also includes roles at Prisma Capital Partners as an Institutional Relationship Manager and at Sanford C. Bernstein in the esteemed equity research department. Stacy studied accounting at Hunter College in NYC.
Stacy lives in Austin, Texas with her daughter Eleanor. Together they enjoy visiting family in New Jersey, especially during the summertime. Stacy enjoys swimming competitively and is part of US Masters Swimming.

Masha Rzoski is a seasoned professional with a thorough understanding of the institutional landscape and experience in capital raising, marketing, investor relations and business development.
Her professional experience includes an understanding of both the real estate consultant and investment manager. Masha began her career at The Townsend Group in 2004, advising institutional clients in strategic planning, quarterly reporting, consulting and underwriting of real estate funds. She later transitioned to the investment manager side by joining Walton Street Capital in 2007, focusing on marketing and capital raising.
Prior to Alliance Global Advisors, Masha worked in Business Development at the Jewish Community Center of Greater Pittsburgh and the Pipitone Group. During this time, she expanded her knowledge of marketing and client relations. Masha is a member of Women in Real Estate (WIRE) and the Association of Network Marketing Professionals (ANMP). In 2024, Masha received the GlobeSt. Women of Influence award for Marketing & Communications.
Masha received a Bachelor of Science in Business Administration from the Richard T. Farmer School of Business at Miami University. She received her Master of Business Administration from Cleveland State University.
Masha lives in Pittsburgh, Pennsylvania with her husband, Alec and three children Lucas, Brock and Vale. She enjoys traveling and spending time with friends and family.

Emma Kropke is an Analyst at Alliance Global Advisors. Prior to joining Alliance, Emma worked at J. McLaughlin, where she served as a Marketing Associate. She was responsible for catalogue production, the marketing budget and liaising with outside vendors and other departments as the marketing team’s point of contact. Emma began her career at J. McLaughlin as an Executive Assistant to the Chief Executive Officer and Chief Administrative Officer.
Emma holds a B.A. in Political Science from Gettysburg College and is currently pursuing a Certificate in Real Estate Investment from New York University.
Emma resides in Sea Girt, New Jersey. Her hobbies include travel, skiing and enjoying time spent with friends and family.

Ryan Creps is a detail-oriented young professional with a background in corporate banking. Before joining the Alliance team, he spent the last two years working in the commercial lending industry at Enterprise Bank as an underwriter and loan analyst with a strong focus on the real estate investment community. While completing his degree in Finance and Business Management at Limestone University, Ryan was a student-athlete and captain of the baseball team while also being the Vice President of the Investment Club. During his time in college, he earned Google Cloud Academic All-American honors as well as became a member of the National College Honor Society and International Business Honor Society.
Upon graduation in 2019, Ryan interned at Generational Transfer Entrepreneurs as a Private Equity Analyst where he assisted with finding potential acquisition targets, completed company valuations through financial modeling and conducted commercial and financial due diligence. He is currently pursuing his Master’s in Business Administration from theR University of Pittsburgh.
Ryan lives in Pittsburgh, Pennsylvania. He enjoys spending time with family and friends, golfing, watching sports and traveling in his free time.

Patrick Roach is a Research Analyst at Alliance Global Advisors. Prior to joining Alliance, Patrick worked at NorthPoint Development, where he served as a Development Management Co-op. In this position, he assisted in the management of extensive industrial real estate development projects in the Detroit, Toledo and Pittsburgh Metros. Patrick worked hands-on in project management, assisting with budgeting and contracting across many industrial spaces.
Patrick holds a B.B.A in Finance, Pre-Law and Business Analytics from Ohio University, where he was also a member of the school’s ice hockey team.
Patrick resides in Mars, Pennsylvania. He is passionate about community engagement, and his hobbies include physical activities such as fishing, golfing and skiing.

Madeline Carey is an analyst at Alliance Global Advisors. She graduated from Wake Forest University in May 2024 with a bachelor's degree in Economics and Politics and International Affairs. During her junior summer, Madeline worked at AlphaSights in New York City, engaging with investor clients to help them during the initial phases of new industry research.
Throughout her time at Wake Forest, Madeline worked with Newport Hospitality Group as a Digital Marketing Manager. Working directly with the hotel teams, she advised on best practices to help each hotel stay competitive within its unique competitive set. Additionally, she lived abroad in Spain for a year and is fluent in Spanish.
Madeline lives in Boston with plans to move to New York City. She enjoys spending time with family and friends, traveling and any outdoor activity, especially skiing.

Julianna Morrell is an Analyst at Alliance Global Advisors. Julianna graduated Magna Cum Laude from Florida State University in May 2023 with a bachelor’s degree in Finance. During her time at FSU, Julianna interned at Florida State Board of Administration in the real estate department. She worked closely with the investment team to research various markets and analyze different investment opportunities. Julianna also performed accounting work for a local CPA office in her hometown during her summers away from FSU.
Throughout her time at FSU, Julianna was very involved in her sorority, Delta Gamma. She held various positions on the Board of her sorority, including two director positions and Vice President. These opportunities allowed her to grow her presentation, interpersonal and leadership skills. She was also involved in many community service projects through her sorority to help those with visual impairments.
Julianna resides in Latham, New York with an anticipated move to Florida in the near future. She enjoys traveling, quality time with family and friends and attending concerts and sporting events.
